Missed out on the $25,000 HomeBuilder Grant in 2020? The government has recently announced that this incentive will be extended until the 31st March 2021 at a reduced rate of $15,000, for eligible purchasers.

That means even if you’re not a first home buyer, you can save $15,000 on the purchase of your new ALAND apartment, subject to eligibility.

If you are a first home buyer, combine that with other government incentives and you could save up to $60,000.

Case study

First home buyer Rebecca decides to purchase an off-the-plan apartment with ALAND and enters into a contract valued at $650,000 before 31st March 2021.

Rebecca’s bank applies on her behalf to the NSW revenue office to receive the HomeBuilder $15,000 grant.

The revenue office confirms that Rebecca is an Australian citizen, over the age of 18, has a taxable income under $125,000 (or $200,000 combined income if she was applying with a partner) based on her 2018-19 tax return and the value of the off‑the‑plan apartment is under the $950,000 contract price cap.

Rebecca is also eligible for the First Home Owners Grant of $10,000 (only available on properties less than $750,000) and the First Home Buyers Assistance Scheme, meaning she is exempt from paying stamp duty. These combined allow Rebecca to save just over $55,000 on the purchase of her new ALAND apartment.
